The proposed (April 2007) changes to the Townhome Declarations put forth by the Board to try and limit the number of rentals in an effort maintain the property values and the overall quality of our community failed to pass. The majority of the homeowners were in favor having unlimited rental units. The Board would like to thank everyone for making their position on this issue clear.

Building and Maintenance Committee (BMC)
The BMC was established with the primary purpose to oversee the approval of and process for “permanent” structural modifications in the TONCA. Such structural elements will include: external paint, decks, gutters and small structures. Things not within scope of the BMC include items such as plants, mulch and general grounds maintenance. Those will be handled by the Grounds and Maintenance Committee (GMC). General enforcement of the association rules (like garbage can policies) will still be the responsibility of the TONCA board and MayDay Management.

Monthly Board Meetings

Meetings are held once a month. Townhome owners may express their concerns for the Board's consideration by emailing or calling Tracey at Mayday Management.
Special Note for the newer units with fire sprinkler systems.
Any service calls and repair costs associated with the sprinkler systems after the warranty period provided by Country Home builders has expired is the sole responsibility of the owner.

Special Note:
Monthly Association Dues Late Fees
Any resident in arrears for more than 60 days
will be billed an additional $82.50 which is the fee charged by the law firm responsible for collecting delinquent payments, If your monthly payment is going to be late, notify Mayday and explain your situation BEFORE you account in turned over to the collection law firm.

All the volunteers on the Board sacrifice their personal time to try and do their best to keep our community looking good.

At $500 per unit, the Board has re-affirmed that the townhome owners may replace their own at their expense if they so desire.
Note: This is Not mandatory.
The only stipulation is that
ONLY Shredded Western Red Cedar
be used. This type is less apt to float away
in a rain storm and it will look better
if we all standardize on the same thing.
